Performing regular maintenance on a commercial roof is critical to extending the life and health of the building. Not only does the roof keep rain out, protecting everyone and everything inside, but a commercial roof can also add fire resistance and structural support, as well as help lower the thermal temperature of the building if the right reflective materials and coatings are used. 

Use a Maintenance Checklist to Stay on Top of It

Since a roof handles a heavy load, it’s important to keep it in tip-top shape. The best way to do that is through regular inspections and routine maintenance. Creating a commercial roof maintenance checklist is a good way to ensure the job gets done consistently so problems don’t arise. Commercial Roof Maintenance Tips for Building Owners

  1. Check roof hatches and skylights. Look closely around the edges of skylights and roof hatches. These are obvious places for water to seep in, although if they’re in perfect working order, that shouldn’t happen. Make sure there’s no condensation build-up in the skylight. Check to be sure that all roof hatches are closed tightly and locked when not in use.
  2. Check gutters. Clean out the gutters and downspouts regularly to keep water running off the roof and away from the building’s foundation. Clogged gutters or downspouts lead to water backup. If too much water builds up in the gutters, it’ll look for another avenue to exit. This could lead to water stains on the sides of the building (if the water seeps between the gutter and the roof) or water in the foundation (if the water goes over the top of the gutters).
  3. Check all roof-mounted equipment. Many commercial structures have items mounted on the roof. They could be air conditioning units, satellite dishes, or solar panels. Make sure everything on the roof is securely fastened down. Tighten all screws and bolts. Ensure that all moving parts are still functioning, and all panels are in place as they should be.
