Time for a New Roof? Part 2

Additional Questions to Ask Before Starting Your Project

new roof installation

If your roof is showing signs of age and degradation, replacing it is critical. Putting a new roof on an Overland Park home prevents water leaks and ensures that your family is safe and sound. Of course, there’s more to it than just understanding when to replace a roof and go for a new roof replacement.

It goes without saying that you want your Overland Park, Kansas, roofing replacement to go smoothly. That means choosing the right contractor and understanding the project itself. If you’ve already read part 1 of our series, you know some of the most important questions to ask before choosing a residential roofing contractor. Now it’s time to explore questions to ask about the project itself.

5 Questions to Ask about a New Roof in Overland Park

1. How will you access my roof?

Any Kansas roofing replacement project will require access to the roofing. Workers will need to get up there and walk around, and materials and supplies will need to be brought up. However, the route used to access the roof sometimes causes challenges for homeowners. Will the workers need to block your garage access? Will they be traipsing through the backyard? If so, Fido may need to stay in the house for the duration of the project. Nailing down the traffic flow and understanding how the contractor’s employees will get up to the roofing will help you plan accordingly and minimize disruption to your daily schedule.

2. How will you handle debris and refuse?

Installing a new roofs generates a lot of debris. This is particularly true if old shingles must be removed before new ones are installed. Some houses have more than one roofing that needs to be torn off. How will the contractor handle waste and refuse? Will they have a dumpster brought in? Where will it be situated, and how will that affect your use of your home and yard?

3. What happens if you find evidence of additional damage as you work?

It’s always possible to find additional damage once a roofing project is underway. How will your contractor handle it? Will they pause work to consult with you or simply repair the damage and add it to the bill? This needs to be clarified before any work starts.

4. Will you be reusing any old flashing?

Flashing protects against leaks around protrusions like chimneys. However, they should be replaced when the roof is replaced. Reusing old flashing is just asking for trouble. It’s only a matter of time before leaks develop. Insist on new flashing to go along with your new roof.

5. Will you evaluate my attic ventilation during the project?

Inadequate attic ventilation can be problematic in many ways. Without enough ventilation, heat and moisture build up within the attic. This may cause your new roof shingles to warp, buckle, or curl prematurely. Installing a new roof is a great time to evaluate and adjust your attic ventilation, but not all roofing contractors include this in the project. Ask this question upfront, so expectations are set accordingly on both sides.
